  1. What kind of pets do you allow? Do you permit exotic pets?
    See breed restriction below. Exotic pets are not permitted. Restricted Breeds: Akita; Chow Chow; Dalmatians; Doberman Pinschers; German Shepard, Rottweiler; Siberian Husky; Stafford Terrier (Pit Bull) or any mixed breed with the above. Vet records and a photograph are required.
  2. How many pets may I have?
    2 pet limit.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    Pet Deposit: Small Pet under 30Lbs - $150 Deposit+$200 Non-refundable = $350 Per Pet Large pet over 30Lbs - $200 Deposit + $400 Non-refundable = $600 $10.00 monthly pet fee per pet
  4. What must I bring with me to tour an apartment?
    Photo ID
  5. What are your fees and monthly charges?
    App fee $50 per person, Garages $100 and Carports $25 monthly and your monthly apartment rent as listed on the lease agreement.
  6. What are the income and credit qualifications?
    3 x month rental rate + good credit, no criminal background and good rental history.
  7. What is acceptable "proof of income" to sign a lease?
    Pay stubs, W-2, written and signed employment verification.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Would need to find a new roommate or co-signer (making 4 x rent and good credit and criminal background) provided the non-qualified roommate does not have a negative rental background or criminal background.
  9. Is my security deposit totally refundable?
    No, see below: Security Deposits / Admin. Fees: 1 Bedroom: $125 Deposit + $125 Non Refundable Admin Fee = $250 2 Bedroom: $125 Deposit + $175 Non Refundable Admin Fee = $300 3 Bedroom: $175 Deposit + $175 Non Refundable Admin Fee = $350 Each deposit includes 1 remote deposit of $50.00/$25.00 is non-refundable
  10. If I get a job transfer, can I break the lease?
    Standard fees apply which include a 60 day written notice, 1 month's rent, 85% reletting fee and any move-out fees related to restoring the apartment to re-rentable condition.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, at market rate + $100 month to month fee.

  18. If something needs to be repaired in my apartment, how do I report it?
    You may submit a service request by using our website, call the office at (956) 583-4400 or come to the office to have a service request completed.
  19. When is my rent payment due?
    First of every month.
  20. What day of the month am I liable for a late charge?
    4th day of the month…$75 fee plus $10 per day until paid.
  21. Will you accept electronic payments from my bank?
    Yes. You may pay online on the resident portal.
  22. Is there a place where I can pay my rent after office hours?

  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes, 3 consecutive days only…longer time must be approved by Manager.
  24. Do you have reserved parking?
    Carports and garages only reserved for a fee.
  25. I have a motorcycle, where can I park it?
    In parking lot space.
  26. My children live with me in the summer; do I need to notify your office when they arrive?

  29. Does the property have a fitness center?
    Yes, open 24 hrs.
  30. Does the property have a swimming pool?

    Not at this time…future set up pending.
  32. Are gas grills permitted in your property?
  33. Is there any additional storage space available at your property?
    No, residents have a storage closet on patio.
  34. Are residents permitted to paint their apartment?
  35. Will you accept my delivery packages for me?
    Yes, a resident must sign a consent form and pick up package within 3 days or the package will be returned.
  36. Do you have a list of Preferred Employers?
    Yes, Mission and Rio Grande Regional Hospitals and Border Patrol. 3% discount. A 3% discount applies towards Government officials, teachers and medical personnel.
